If you're buying a condo you should do some thinking about what responsibility that entails. Here's one responsibility you should think about. You should plan on attending all the important meetings of the condo association. The association has the legal power to impose special assessments to cover such things as repairs and normal maintenance. You should make sure the association is being managed the most responsible manner possible. You don't want others voting special assessments that are frivilous or are completely unnecessary. After all, you will have to pay. If you're going to have to pay then you should have a voice in the decision. That's why you should attend association meetings. If you don't have the time to attend then maybe you have no business buying a condo.
